Administration service

The administration service makes it easy to be a lessor, and it does not demand much effort. The service not only finds a tenant on your behalf – it also follows up on the rent.

You can make an administration service agreement with Vuokraturva’s partner Hallinnointiturva. Hallinnointiturva will take cake of:

  1. Following up on the rent payments, bookkeeping and forwarding comments concerning unpaid rent.
  2. Paying the monthly maintenance charges for the apartment complex.
  3. Calculating rent increases according to the lease of residence and properly informing the tenant of the increases.
  4. Carrying out rent income reports in real time if needed.
  5. Annually drafting the rent income summary and delivering it to the lessor for inclusion on his or her tax return.
  6. Receiving, retaining and surrendering security.
  7. Drafting and receiving notices and giving assignments to rent to Vuokraturva when the tenant changes. (Vuokraturva’s charges commission separately and it is not included in the administration contract).
  8. Archiving and safeguarding files and documents.

Hallinnointiturva’s administration contract commission is 6 per cent of the rent of an apartment. The commission is fully deductible in the taxation of rent income.
