We have worked with Suomen Vuokranantajat ry (national association of lessors) and Vuokralaisten Keskusliitto (association of tenants) in creating and marketing the service for buying apartments to invest in.
The funding concept for buying investment apartments has been developed actively together with Aktia Säästöpankki. We made a public announcement of our service on the front page of Helsingin Sanomat newspaper in autumn 2005. The following were all included in the advertisement: Vuokraturva, Aktia, Suomen Vuokranantajat ry and Vuokralaisten keskusliitto.
Customer experiences
Vuokraturva has already served hundred satisfied investment apartment buyers. You could be one of them, too. You could become a bit wealthier by investing in an apartment. Here are two typical apartment investors’ stories.
Minna and Petteri
Minna and Petteri are from Turku. They will soon be 50 years old. They have two children, one of which studies in Helsinki and the other will also be moving away from home soon. Minna has been troubled for a long time by one thought: when she was younger, she spent such a long time at home with their children that when she retires, her income would decrease dramatically. Petteri suggest that they invest in pension insurance, but Minna does not want their standard of living to suffer. They have also thought about going on a holiday to Brazil next winter, which will take a lot of money. One sunny day Petteri has an idea: What about utilizing the value of their semi-detached house (already paid for) in Mäntymäki?
Minna and Petteri decide to give Vuokraturva a mandate to buy two apartments to invest in. Using the two “new” apartments as collateral, the bank will fund 70% of the purchase price and the semi-detached house in Turku will be used as collateral for the other 30%. A purchase expert at Vuokraturva tells Minna and Petteri that the tenant will “pay” the loan for them in 15-25 years because the rent income will cover almost all of the loan payments. Minna and Petteri are satisfied, because they do not have to invest any money in the apartments and they can now book the long-awaited trip to Brazil.
Veera and Mika
Veera is a 25-year-old secretary who has bought a small two-room apartment in Vallila with money she inherited. Mika has just graduated from commercial college and has got a promising job, but he does not have any assets or money saved. Veera and Mika have been together for two years and they decided that it is time for Mika to move to Vallila to live with Veera. However, Mika’s parents hope that he will purchase something on his own as well, for the future. They have an apartment of their own in Tikkurila (almost completely paid) and they decide to help Mika to buy an apartment to invest in. Mika gives Vuokraturva an assignment to purchase an apartment to invest in. Using the new apartment as collateral, the bank will fund 70% of purchase price and the additional capital will come from the apartment owned by Mika’s parents. The rent income will cover almost the entire loan in 15-25 years.
