Property marketing begins
We market your property with pictures, videos, and professional expertise. We provide tenancy applicants with personal service and highlight the best aspects of your property. We agree on the right amount of rent with you, drawing on our market-leading experience. We contact the property manager and find out about any upcoming renovations and order the necessary documents on your behalf.
A tenant is found
We carefully investigate tenant candidates’ backgrounds, interview candidates and negotiate preliminary terms of the lease agreement. We inspect income and credit ratings and provide a guarantee for the first year of rent payments. You make the final decision on selecting a tenant.
We draw up lease agreements with appendices, and take care of having the contracts signed. We will invoice you for the cost of the property manager's certificate package and a brokerage fee, which is equal to 1.24 months' rent. These costs are 100% tax-deductible in rental income taxation. Additionally, we will ensure that the security deposit has been paid before keys are handed over. We make sure that the tenant receives their keys on time.
